New unit complex proposed for Pittsworth
It seems Pittsworth could be getting another set of units on the corner of Forrest Street and Grand Street, which is currently vacant, unimproved land, after Brisbane developer James Prendergast lodged a proposal with the Toowoomba Regional Council for a four unit complex.
The planned development for 16 Forrest Street, Pittsworth, which has been submitted under Mr Prendergast’s company name Base Up Building and is in care of Precinct Urban Planning, was lodged under the Planning Act 2016.
According to the submitted documentation, the proposed four attached residential dwelling units will have a total combined gross floor area of 379.5 square metres and a building footprint of 442.3 square metres.
As the total area of the site is 801 square metres, this building footprint translates to a total site coverage of 55.2%.
“Each unit will comprise a well appointed two-bed-room, single-story dwelling with open plan kitchen, dining and living area,” one of the reports said.
“Each dwelling will also include a bathroom, laundry, single lock-up garage and private courtyard.
“Each unit will be provided with direct access to private open space from a living area, with a minimum dimension of 4 metres and a minimum area of 16 square metres.
“In addition, the proposal is situated directly opposite the Merv and John Hart Park which includes publicly accessible recreational open space and playground equipment.”
One of the documents also outlines that unit 1 will have vehicular access via Forrest Street while units 2, 3 and 4 will have access via Grand Street.
The application for the development was lodged in October last year and is currently in the public notification stage, where notices have been placed on the land and the owners of all lots adjoining the premises in question have been notified.
Following the public notification, submissions from members of the general public in relation to the proposed development were being accepted from January 21st and closed on Monday.
The application is still being assessed and has not yet been approved by Toowoomba Regional Council.
