New Greenmount subdivision proposed

A development application submitted to Toowoomba Regional Council last week proposes to convert two and a half hectares on the edge of town into a ten-lot subdivision.

The application was submitted on behalf of John Henry Burton and Diana Cristina Burton for the 2.4 hectare property at 304 Greenmount Connection Road, Greenmount.

This property, located within the Township Zone, is on the northern side of the road between existing housing and the junction with Greenmount Etonvale Road.

The application proposes to reconfigure the existing lot into ten lots ranging in area from 2,000m2 to 3,437m2, a new road, a detention basin and four access easements.

A planning report, submitted as part of the application by Revolution Town Planning, notes Greenmount township is predominantly comprised of residential development on lots between 1,200m2 and 1,800m2.

The report also notes the site is identified within Agricultural land classification, despite its Township Zone classification.

“Given the irregular shape and small area of the lot, and its proximity to urban development, it is considered the land is unsuitable for productive agricultural purposes,” it says.

“In this context, there is no impact on the actual quantum of productive agricultural land in the locality.”

Flooding is also assessed in the application.

“The lot is identified within the Flood hazard area – Local government flood mapping area state interest,” the planning report states.

“In this instance, localised planning has been undertaken with the risk assessment undertaken identifying that the location is not impacted by flooding.”

Stormwater management plan, soil excavation plan and traffic impact reports were also submitted as part of the application.

The application includes a “concept structure plan” for a future subdivision in the same area of Greenmount, bordering the proposed 10-lot subdivision, which has vehicular access via Gilbride Street rather than Greenmount Connection Road.

Part of this wider future subdivision is 540 Greenmount Etonvale Road.

Toowoomba Regional Council received a development application in June proposed to reconfigure this 11.67 hectare lot into six lots, with five measuring between 2000 and 2500m2 and the last 10.62 hectares.

These six lots are all proposed to have road access via Gilbride Street.

This application is still being assessed by Council.

According to online records, 304 Greenmount Connection Road most recently sold in January this year for $310,000.
