Greenmount 7-lot subdivision approved

Toowoomba Regional Council has given a tick of approval to a development application which sought to reconfigure one lot into seven at Greenmount.

The application proposed to reconfigure the 11.67 hectare lot with the address of 540 Greenmount Etonvale Road into seven lots, with six measuring between 2000 and 2500m2 and the last measuring 10.31 hectares.

The land, on the north western side of Warkon Street and Greenmount-Eton Vale Road, is currently used for grazing.

It is proposed to create five residential blocks fronting the bottom end of Gilbride Street by carving off one and a half hectares of the large holding.

The blocks all have access to the town water supply and to electricity.

The amended plan for the development, which is yet to be given final approval by Council, shows slight variation in lot size for all seven lots.

The amended plans show consideration given to drainage channels, with an existing drainage channel which runs through the six smaller lots to be filled in and a swale drain to be created on largest lot, bordering the western boundary of the six smaller lots.

A swale drain is  shallow, broad, and gently sloped channel that collects and directs water away from the surface.

There is another development application, currently under assessment by Council, which proposes to convert 2.4 hectares off Warkon Street into ten lots and construct a new road.
